A properly installed standing seam metal roof lasts 50 years or more, compared to 25 to 30 years for GAF Timberline HDZ architectural shingles. Metal costs more upfront, but on a lifetime basis it often works out ahead, especially if you plan to stay in the home long term.
Is a metal roof noisy when it rains?+
No, not with a proper installation. The perception that metal roofs are loud comes from open-frame barns and sheds with no solid decking underneath. On a home, metal is installed over solid plywood decking with a synthetic underlayment in between, which absorbs the sound. It is not noticeably louder than a shingle roof in the rain.
What factors affect the cost of a metal roof?+
The biggest factors are the panel profile you choose (standing seam costs more than exposed fastener), the size and pitch of the roof, the complexity of valleys and penetrations, and any decking repair needed underneath.
